North Carolina Land Survey Drafting
Land Survey Drafting in North Carolina
Land survey drafting in North Carolina for Professional Land Surveyors and their firms. We prepare boundary, recombination, and G.S. 47-30 plat drawings from your field data and property research, with the coordinate notes and certificate you specify for your review.
Overview
What is Land Survey Drafting in North Carolina?
We draft North Carolina boundary and recombination plats, topographic maps, and easement exhibits from your field file and records. For recording, G.S. 47-30 sets the sheet format, title information, and surveyor-selected classification certificate. Tell us the county and submission type before drafting starts.
Your drawings include the supplied adjoiner references, monument descriptions, curve data, vicinity map, and bearing basis. Coordinate labels identify the datum and realization; grid plats show the combined factor. We prepare reviewable CAD and PDF sheets and incorporate your corrections before final release.
Our survey CAD drafting for licensed land surveyors covers recombinations and ALTA/NSPS land title survey plats. Arcengine holds no NCBELS surveying license. The PLS makes surveying decisions and controls preparation throughout. Confirm outside-firm eligibility under the employee-or-assistant provision with NCBELS or counsel before sending work.

Why it matters
What G.S. 47-30 and the Board's rules require on a plat
G.S. 47-30 sets recorded-plat requirements. The Board’s Standards of Practice for Land Surveying also govern unrecorded work. You assign the survey class and provide the precision or positional-accuracy statement; we place those notes and the appropriate preliminary label on check prints.
Recording can require both local approval and a county Review Officer’s certificate. Supply the classification certificate and current local checklist. We leave the necessary approval space and revise the drawing to your reviewer comments. The PLS certifies the survey content; the county decides recordability.
NAD 83 uses the single North Carolina State Plane zone 3200. State the frame, realization, and units for each coordinate file.
Supply the control ties and corner coordinates required for the job. G.S. 47-30 addresses published control within 2,000 feet and permitted alternatives when it is unavailable.
The north arrow states the bearing basis. Grid references include datum and realization, with the combined grid factor shown.
Keep the coordinate-system foot definition explicit. North Carolina distinguishes U.S. survey feet for legacy NAD 83 and NAD 27 work from international feet for NATRF2022.
Provide adjoiner ownership or legal recording references from your research. A tax PIN alone does not replace the deed or plat evidence.
The PLS retains direct control and personal supervision during preparation. Editable files leaving that control omit the computer-generated seal unless digitally signed as the rules permit.

FAQ
Frequently Asked Questions
No. Arcengine is a CAD drafting company and holds neither an NCBELS land surveying license nor a surveying firm license. We do not survey, make professional surveying decisions, or apply seals. The PLS directs preparation and signs and seals the final. We cannot promise approval or recording; property owners should hire and verify a North Carolina PLS.
North Carolina law counts preparing maps and record plats, and creating or changing survey CAD data, as part of land surveying. The law lets a person without a license do that work as an employee or assistant under a PLS's responsible charge. A PLS may seal only work done under their direct control and personal supervision, with the authority to review, change, reject, or approve it while it is in progress and when it is final. Our part is to follow your instructions and send check prints for your review. We cannot tell you whether an outside drafting firm fits the statute's employee or assistant wording, so confirm it with NCBELS or your own counsel before you send us North Carolina work.
We use the coordinates and system you specify. NAD 83 uses zone 3200; labels include datum, realization, and the combined factor for grid plats. North Carolina’s foot rule distinguishes U.S. survey feet for NAD 83 from international feet for NATRF2022, while G.S. 47-30 names U.S. survey feet or meters for plat distances. Confirm the frame and foot for each deliverable before drafting.
Yes. Send the county’s current checklist. G.S. 47-30 permits three sheet sizes, but counties may accept fewer. We set up the accepted size, binding border, title, classification certificate, and local approval and Review Officer blocks. You review and seal the plat; we incorporate comments before your resubmittal.
Yes, using the wording you approve. Recorded plats use G.S. 47-30 and the classification certificate you choose; unrecorded maps use the applicable Board certificate. We also prepare GPS, vertical, or topographic blocks where required. Multi-sheet sets have the certificate on one sheet and signature and seal blocks on the others.
