Georgia Land Survey Drafting

Land Survey Drafting in Georgia

Land survey drafting in Georgia for licensed surveyors and surveying firms. We turn your field data and property research into CAD plats with land lot, district, and Plat Act details, under your daily direction and review.

Overview

What is Land Survey Drafting in Georgia?

We draft retracement, subdivision, and easement plats from the surveyor’s supplied field data, coordinates, and property records. Georgia title blocks identify the applicable land lot, district, section, or Georgia Militia District. We match those callouts to your legal description and survey evidence.

Land survey drafting in Georgia includes the recording box, surveyor-selected certification, adjoiner references, and closure and equipment statements. We prepare legible CAD and check-print sheets to Board Rule 180-7 and the current city or county checklist. You retain the survey and electronic drawing records required by the rule.

Georgia’s surveyor makes every survey decision and seals the plat. Confirm that the staffing arrangement meets Rule 180-6-.03 with the Board or counsel before drafting starts. Our land survey drafting services cover retracement and ALTA/NSPS land title survey plats under the surveyor’s daily direction and review.

Why it matters

What Georgia law and Board rules put on a plat

The PELS Board regulates surveying, and the Georgia Plat Act sets recorded-plat content and certification wording. Board Rule 180-7 covers bearings, ground distances, curves, monuments, adjoiner references, and closure statements. We draft these from the surveyor’s decisions and source data.

GSCCCA electronic filing uses 300 dpi black-and-white TIFF pages. We size linework and text for that output and leave the recording box clear. Send the applicable local approval checklist and certification; subdivision approval requirements differ from those for a retracement plat. The surveyor handles certification and filing.

Name the East or West State Plane zone in the grid-north reference. Supply the project datum and units with the coordinate file.

Plat distances are horizontal ground distances. Supply grid, elevation, and combined factors when grid distances are also shown; Board rules define the foot as 30.48 centimeters.

Provide the actual field closure or permitted positional-accuracy statement and independently calculated map closure. The surveyor checks each lot’s closure and area.

Send the equipment and GNSS method, receiver, frequency, and precision information for the required notes.

Provide each adjoining owner and the deed, plat, or other document reviewed for that boundary.

Review drafts carry the applicable preliminary label. Editable files leaving the surveyor’s control omit the computer-generated seal unless securely signed, and carry the required original-issue note.
