Florida Land Survey Drafting
Land Survey Drafting in Florida
Land survey drafting in Florida for Professional Surveyors and Mappers and their firms. We turn your field data and instructions into boundary maps, sketch and description sheets, and Chapter 177 plat drawings for your ongoing direction and review.
Overview
What is Land Survey Drafting in Florida?
We draft Florida boundary, topographic, condominium, and record-plat sheets from your field data and property research. Send the certified corner records and government-plat references your survey uses; DEP’s LABINS records can support those references.
Land survey drafting in Florida includes the Rule 5J-17.051 map items: survey date, bearing basis, abbreviation definitions, and the responsible PSM and issuing firm details. We maintain the dated CAD files and revise the sheets to your markups and local checklist.
Our land survey drafting services supply CAD support under the PSM’s direction, including ALTA/NSPS land title survey plats. The PSM makes the surveying decisions and retains responsible charge throughout preparation, then signs and seals the final. Confirm the outside-drafting arrangement meets Florida’s contracted-subordinate and supervision requirements before work starts.

Why it matters
Florida's Standards of Practice and Chapter 177 plat rules
The Standards of Practice in Rules 5J-17.050 to 5J-17.053 govern map content. The Board of Professional Surveyors and Mappers regulates the profession. Send the PSM and business identification, survey date, and applicable signature-and-seal wording for the sheet; an individual practice uses its own identification.
Chapter 177, Part I governs record plats. We draft the map and local certificate blocks for your review. Confirm the approving authority and current process with the county or city: s. 177.071 includes administrative approval provisions and an exception for inconsistent charter-county provisions. The clerk of the circuit court records the approved plat.
Specify Florida East, West, or North under SPCS 83. Descriptions using state plane coordinates name the projection and zone.
Record plats use the prescribed U.S. survey-foot or meter dimensions and angular notation. Confirm units before exchanging CAD files.
Provide the bearing basis and the monumented reference line; we show those notes on the map.
The survey date is the last date of data acquisition. Graphic changes carry revision dates when that survey date stays unchanged.
Supply water-boundary locations determined by qualified personnel. Arcengine drafts those locations and does not determine the mean high-water line.
The PSM must retain responsible charge under Rule 5J-17.053. Contracted-subordinate eligibility and ongoing supervision must satisfy the applicable law and Board rules; final review alone does not establish compliance.

Frequently Asked Questions
Arcengine Technologies LLC is an FSMS Sustaining Firm, listed by the Florida Surveying & Mapping Society. Membership is separate from Florida surveying registration. We provide CAD drafting support for Florida PSMs and their firms. Arcengine does not survey land, hold a Florida certificate of authorization, or offer surveying and mapping services. The PSM in responsible charge directs our drafting, reviews the work, and signs and seals the final map or plat. If you need land surveyed in Florida, hire a Florida-licensed PSM. Business entities offering surveying and mapping services to the public, and PSMs practicing under a fictitious name, must hold a certificate of authorization (license type LB).
Specify the statutory system, datum, realization, and units your project uses. For SPCS 83, we draft Florida East (0901), West (0902), or North (0903). Chapter 177 plats use U.S. survey feet or meters; CCCL vertical data follows DEP’s NAVD 88 requirements. We preserve the coordinates you supply. Confirm any newer-system use for the particular project rather than treating published zone definitions as authority to replace statutory requirements.

Yes. We prepare condominium survey exhibits, improvement drawings, and plot plans under s. 718.104(4)(e); certification stays with the surveyor and mapper.
