Tennessee Land Survey Drafting
Land Survey Drafting in Tennessee
Land survey drafting in Tennessee for Professional Land Surveyors and their firms. We prepare CAD plats from your field data and records, including the accuracy-category certification, GNSS notes, and monument information you supply for your direction and review.
Overview
What is Land Survey Drafting in Tennessee?
We draft Tennessee general property, subdivision, topographic, and easement sheets from your field data, deeds, and assessor records. Metes and bounds calls, adjoiner references, and found-or-set monument notes come from the evidence and decisions you provide.
Land survey drafting in Tennessee follows Chapter 0820-03 and the current local checklist. We set up the stated and graphic scale, units, legend, curve data, and certification for your assigned accuracy category. Preliminary PDF check prints let you direct corrections before final release.
Our land survey drafting services include general property, topographic, GNSS, and hydrographic drawings and ALTA/NSPS land title survey plats. The Tennessee PLS makes surveying decisions and retains responsible charge throughout preparation. Rule 0820-04-.08 requires documented supervision and input before completion, final review, and all necessary changes before sealing.

Why it matters
Tennessee plat rules, from accuracy category to seal
The Standards of Practice, Chapter 0820-03 set Tennessee’s survey types, accuracy categories, and map notes. Chapter 0820-04 governs responsible charge and seals. You assign the category and supply the accuracy results; we draft the corresponding certificate and notes.
Unsealed working sets carry the required preliminary statement. CAD and PDF files remain drafts unless digitally signed and sealed as the rule permits. Subdivision recording also depends on the applicable planning approval. Send the current checklist so we can lay out the approval blocks and revise to your reviewer comments.
Tennessee uses one statewide zone, numbered 4100 in SPCS 83. Identify the specific Tennessee coordinate system wherever its coordinates appear.
Public Chapter 129 of 2023 distinguishes international feet or meters for the Tennessee State Plane Coordinate System from legacy-system foot options. Specify the system and units before drafting.
We reserve the seal and signature area for the Tennessee PLS. The PLS controls signing, dating, and electronic authentication.
Supply the property-corner tie to the subdivision, parent tract, permanent reference point, or road intersection appropriate to the survey.
Provide monument size, material, cap identification, and found-or-set status from the field file. We annotate the plat without selecting or setting monuments.
Composite plats identify copied-line sources and state that they do not represent a current survey. They cannot be used to create a new parcel under the subdivision rules.

Frequently Asked Questions
The Tennessee PLS in responsible charge. Arcengine holds no Tennessee surveying registration and provides CAD drafting only; it does not survey, write property descriptions, or supply signed and sealed documents. The PLS directs preparation, makes surveying decisions, corrects the work, and signs and seals the final. Property owners can check a surveyor through Verify a License.
Rule 0820-04-.08(7) of the Board's conduct rules lists four conditions, and a plat counts as prepared under your responsible charge only when you meet and document every one. Your client brings the request to you or your firm. You supervise the drafting and give input before it is complete, you review the final plat, and you hold the authority to make changes and make the ones it needs. The rule holds you to all four whether the work happens remotely or locally. On Tennessee jobs we take instructions only from the PLS, never from the PLS's client. If you are unsure how the rule fits your practice, ask the Board.
Specify the Tennessee system and units your control uses. Public Chapter 129 of 2023 requires international feet or meters for the Tennessee State Plane Coordinate System while preserving legacy-system foot options. We name the system, state the units, and add your combined scale factor on GNSS drawings. The PLS confirms the applicable system for the project.
Yes. You assign the category and confirm the accuracy results. We place the corresponding certification and prepare the GNSS notes from your session and control data, including datum, epoch, geoid, and combined factor. The signature, registration number, and date remain yours.
The local authority reviews the plat and returns comments to the surveyor. Knox County has separate staff and Planning Commission approval routes and excludes Farragut from its planning service. For Metro Nashville, send the current final-plat checklist; the older published mylar checklist should be confirmed before use. We incorporate your reviewer markups. Approval and recording stay with the authorities.
