Pennsylvania Land Survey Drafting
Land Survey Drafting in Pennsylvania
Land survey drafting in Pennsylvania for Professional Land Surveyors. We prepare deed plots, plans of survey, and record-plan sheets from your field data and records, using your coordinate basis and local checklist for your direction and review.
Overview
What is Land Survey Drafting in Pennsylvania?
We draft Pennsylvania plans from your survey data, deed book-and-page references, and boundary decisions. Deliverables include deed plots, description exhibits, topographic plans, and subdivision and land development sheets.
Older records may use perches or refer to warrant tracts and numbered lots. We plot those calls against your field data for comparison. The receiving municipality, county planning office, and Recorder of Deeds set the submission details you identify for each job.
Our land survey drafting services include deed plots and ALTA/NSPS plats. Your PLS keeps complete direction and control throughout preparation under 49 Pa. Code §37.59, makes boundary decisions, and writes legal descriptions. We draft the sheets and exhibits for the PLS to check, sign, and seal.

What we deliver
What's included in Pennsylvania Survey Drafting
Send field data, deeds, the project coordinate basis, and the current municipal, county, Philadelphia, or PennDOT checklist. We prepare the drawing set for your review.
Plan of Survey Drafting
Plans of survey with your bearing basis, datum, monuments, deed and adjoiner references, and record-versus-occupation differences.
Deed Plots & Warrant Tract Drafts
Old deed calls plotted in perches and converted to the plan's units, with closure and area results. Adjoining records help you compare the plotted calls with field evidence.
Subdivision & Land Development Plans
Preliminary and final plans to the local SALDO, including lot-line changes and required review blocks.
Final Record Plan Drafting
Record sheets with municipal approval, county review, and surveyor certification areas, sized and annotated to the receiving county's current requirements.
ALTA/NSPS Survey Drafting
ALTA/NSPS plats with contracted Table A items and deed book, page, and tax parcel references for the tract and adjoiners.
Topographic Survey Drafting
Contours and spot elevations from your field data or supplied PAMAP LiDAR, with the coordinate and vertical-datum notes you approve.
PennDOT Survey & Right-of-Way Plan Drafting
Survey and right-of-way sheets to PennDOT Publication 122, with supplied datum, geoid, scale-factor, and coordinate information.
Description & Easement Exhibits
Exhibits matching the metes and bounds description written by your PLS. We keep its courses, units, and bearing basis consistent with the plan.
Why it matters
Codes, counties, and seals behind a Pennsylvania plan
49 Pa. Code Chapter 37 governs professional responsibility and seals. The PSLS Standards of Practice provide drawing guidance rather than enforceable Board plat rules. Specify the project's standards and your approved description so we can keep plan references consistent.
Local format matters. Allegheny and Chester County have different recording and endorsement requirements; Philadelphia work can require district lines and grades. Send the current checklist and review comments rather than a generic county template.
For legacy NAD 83 work, identify Pennsylvania North (3701) or South (3702), along with the project's datum and units.
Act 52, approved October 8, 2026, takes effect 30 days later. Its international-foot provision retains a legacy-system exception. Specify the approved system, zone, datum, epoch, and units for the job.
Old warrant tracts may contain an allowance for roads. Supply the deed acreage and interpretation; we show the computed plot area for your comparison.
Record-plan sheets need the applicable municipal approval and county review notes. Tell us the filing deadline, including the statutory 90-day window where it applies.
Supply the PA One Call serial number and required 8-1-1 notation for applicable utility plans. Design notices and subsurface investigations remain outside our drafting scope.
You apply the signature and seal to final documents. We reserve the first-sheet execution space and the required seal areas on subsequent plan sheets.

FAQ
Frequently Asked Questions
No. Arcengine holds no Pennsylvania surveying license or registration and supplies CAD drafting only. It does not survey, arrange surveying for property owners, or write deed descriptions. Act 367 keeps drafting personnel out of responsible charge. Your PLS retains complete direction and control throughout preparation, writes descriptions, and signs and seals the final plan. Property owners should engage a Pennsylvania PLS.
We use the system, zone, datum, epoch, and units your PLS specifies. Legacy PCS 1983 work retains its North or South Zone and stated foot. Act 52 takes effect 30 days after October 8, 2026 and preserves a legacy exception to its international-foot provision. For PennDOT work, supply the Publication 122 datum, geoid, and combined scale-factor notes.
Yes. Send the old and adjoining deeds, your field data, and any warrantee township map or Donation Lands reference. We plot the calls, convert units for the plan, and report computed closure and area. You interpret the records and decide the boundary.
Yes. Send the receiving county's current rules. Allegheny and Chester, for example, have different paper, signature, and endorsement requirements. We draft the required blocks and revise from your redlines and review letters. The municipality, county, and recording office decide approval and recording.
Yes. Provide the City Planning Commission checklist and the district Surveyor and Regulator's lines and grades. We draft the subdivision sheets and revise through your comments. Confirm the required submission method and copies for the current filing.
