Ohio Land Survey Drafting

Land Survey Drafting in Ohio

Land survey drafting in Ohio for Professional Surveyors. We turn your field data, deeds, and boundary decisions into lot-split plats, survey drawings, and subdivision sheets, using the county's conveyance standards for your direction and review.

Overview

What is Land Survey Drafting in Ohio?

Ohio plats identify the original land subdivision. Your parcel may reference a Western Reserve lot, Virginia Military District survey, or Congress Lands section. We carry the original survey, section, or lot reference you provide into the CAD drawing.

We draft plats of survey, lot splits, subdivision sheets, and description exhibits from your field data and records. County conveyance standards affect deed-transfer drawings, so send the auditor and engineer's current requirements for the job.

Our land survey drafting services cover local lot-split sheets and ALTA/NSPS plats. The Ohio Professional Surveyor retains responsible charge and direct supervisory control, makes boundary decisions, and reviews and signs and seals the final drawing. Arcengine supplies drafting only.

Why it matters

What Ohio law and county standards require of a plat

The Ohio Board adopts boundary-survey standards in OAC Chapter 4733-37. The plat-of-survey rule identifies required sheet content. We draft those items from your records and instructions, alongside the stricter local requirements you identify.

County checklists affect closure reports, annotation, sheet size, and scale. Franklin, Hamilton, and Cuyahoga each have distinct requirements. Supply the current version with your data so the first check print follows the receiving office's format.

Specify the State Plane north or south zone. Cuyahoga is in the north; Franklin, Hamilton, and Montgomery are in the south.

For state-coordinate notes, provide the scale, sea-level, and grid factors. ODOT projects may instead specify a county zone under the Ohio County Coordinate System.

Supply the monumented point of beginning and record reference to show, whether a section corner, military-survey corner, street intersection, or platted lot corner.

You determine the division or subdivision route and any exemption. We draw the proposed parcels and approval blocks to the applicable checklist.

Tell us the reviewing planning authority and agreed submittal schedule. We prepare revisions from your comments and the agency's review letters.

The P.S. retains personal professional knowledge and direct supervisory control under OAC 4733-35-04 and takes professional responsibility when signing and sealing.
