Massachusetts Land Survey Drafting
Land Survey Drafting in Massachusetts
Land survey drafting in Massachusetts for Professional Land Surveyors. We turn your field data and deed research into ANR plans, Land Court sheets, and building-permit plot plans, prepared in your template for your direction and review.
Overview
What is Land Survey Drafting in Massachusetts?
We draft Massachusetts plans for the office receiving them: the Land Court, a Registry of Deeds, a planning board, or a building department. Your field data, deed calls, prior plans, and boundary decisions form the drawing base.
Metes and bounds records often refer to old monuments and units. You interpret that evidence; we retain the references you provide, identify abutters, distinguish found from set monuments, and lay out the plan to the applicable filing requirements.
Our land survey drafting services cover plot plans, ANR and Land Court plans, and ALTA/NSPS plans. Your Massachusetts PLS retains boundary decisions and direct charge and supervision throughout preparation, including the written supervision record required by 250 CMR 5.04. The PLS checks, signs, and seals each final sheet.

Why it matters
Registry, Land Court, and Board rules for a Massachusetts plan
The Board of Registration sets survey standards in 250 CMR 6.00. We use your approved survey information to draft record references, scales, datum notes, and other required sheet content. Registered-land plans also follow the Land Court manual; registry plans follow the receiving registry's rules.
Tell us where the plan will be filed before drafting starts. We set up the required sheet size, Registry Square or court format, certification spaces, and local endorsements, then issue check prints for your comments.
Dukes and Nantucket use the Island Zone; the remaining counties use the Mainland Zone. Name the zone with your supplied coordinates.
Specify meters or the project's stated foot definition. Legacy survey-foot requirements remain in Massachusetts sources, so we preserve your approved units.
For stone-wall boundaries, tell us whether the controlling position is the face or centerline. We draw the line and monument information from your field records.
ANR sheets need the planning board's endorsement space. Plans showing only existing lines may instead carry your applicable s.81X certificate.
For coastal plans, supply the tidal boundary and any 100-rod line determined for the job. Those professional boundary decisions stay with your PLS.
The PLS directs preparation, retains decision authority and the written supervision record, and signs, seals, and dates final plans as required.

FAQ
Frequently Asked Questions
No. Arcengine holds no Massachusetts PLS license or land surveying business registration and offers drafting only. A Massachusetts PLS determines boundaries, directs preparation, and signs and seals final plans. Direct charge and supervision must continue through preparation under 250 CMR 5.04; review of a finished plan alone is not that workflow. Property owners should hire an authorized PLS.
Yes. We draft to the Land Court manual and your instructions, including 18 × 24 or 24 × 36 inch sheets, parcel tint, bar scales, and key sheets. You certify the plan. The Survey Division decides acceptance, and we address its drawing comments through your redlines.
Yes. We set up the sheet, border, Registry Square, scale, and certification area to the receiving registry's current rules. Standard registry plans are 24 × 36 inches or smaller. Send local requirements, including any Barnstable variations, before work starts; you handle final printing and professional execution.
Either. Specify Mainland (2001) or Island (2002), the datum, and units. MassGIS data commonly uses Mainland meters, so identify any conversion your job needs. We show the coordinate-system label and your combined scale factor for ground distances.
Yes. Send the planning board's checklist and your frontage determination. Worcester, for example, asks for a locus plan, abutters, way status, regularity factors, and the ANR statement. We draft those items and revise from your redlines; the board decides endorsement.
